Chairman M. Masinda called the Public Hearing to order at 7:30 PM.

PUBLIC HEARING:
1. ZBA2016-2 Application for Special Exception to Park Trucks/Trailers and use garage for storage at 165 River Road (Map 15 Lot 8 Zone R80) Owner: Ruiling Wei Applicant: Robert Dow (Received March 10, 2016 Public Hearing on April 14, 2016 decision within 65 days after close of P.H.)
The Board Members reviewed the additional information that was submitted.
The Board Members noted that there was no information including information about a lighting plan, waste disposal plan, traffic flow or Eastern Highland Health District approval.
M. Masinda asked if anyone from the public wanted to speaker either for or against the application.
Citizens from the audience spoke regarding their concerns including traffic safety issues, noise and pollution.
Matthew Bar spoke against the application. Stating traffic incidents and that he has safety concerns for motorist.
William Benel of River Road spoke against the application.
Joan Harvey spoke against the application.
John Beck said that this use is intensification and not an appropriate use for property. He also stated that there was not enough information submitted in with the application.
Tom Buccino spoke about a VCI study that was done in for this area stating that this use was not what the vision for the area was.
Four letters have been submitted for the record opposing the application from Tom Buccino, Janice Boltseridge, John Bamber, and Dorothy McMaughty on behalf of the Rivers Edge Condo Association.
R. Maloney motion to close the Public Hearing.

R. Maloney motion to deny application without prejudice as incomplete. J. Rup seconded the motion.
The Board Members said that there was no information about a lighting plan, waste disposal plan, traffic flow or Eastern Highland Health District approval. The application as submitted was not complete.
All voted in favor. Application Denied.
